Century Properties Group, in partnership with Asian Carmakers Corp. (ACC), recently opened the doors of Asian Century Center, Bonifacio Global City’s newest green building.
This P1.6 billion office high-rise—which stands at the corner of 27th Street and 3rd Avenue—is a 21-storey project with a net leasable space of 29,628 sqm.
Currently, 75 percent of the space has already been taken up. According to CPG, three of the four IT companies with confirmed leases are already holding office in the building while ACC is eyeing to put up a Peugeot showroom at the ground floor. Once fully leased out, the Asian Century Center is expected to contribute about P500 million in revenues yearly to CPG’s leasing portfolio.
“This development is a fulfillment of a joint vision between Century Properties Group and Asian Carmakers hence the building’s name, Asian Century Center,” said CPG chief operating officer Marco R. Antonio. “Our vision was to deliver exceptional office spaces with a great efficient and sustainable design.”
Antonio pointed out that the Asian Century Center’s unique architecture embraces the principles of generous natural ventilation. For instance, all five podium parking floors are not enclosed and are thus well ventilated. This allows natural air to cool the building while the use of the louvers provide shade.
The building also features open air spaces for events and outdoor areas where employees can lounge around.
“Also, the use of LED electrical fixtures, a building management system and glass windows that deflect heat while retaining cool air inside are just a few of the energy efficient qualities of this project,” Antonio added.
CPG is targeting a LEED silver rating for the Asian Century Center. The tower has been pre-certified for the core and shell rating of LEED.
“We are very pleased with the outcome and early success of Asian Century Center. We thank the Asian Carmakers Corp. for a fruitful partnership and our project stakeholders who gave their trust and support in us,” said Century Properties chairman and chief executive officer Jose E.B. Antonio. “The addition of this green building into the office inventory of BGC and Taguig City is quite timely as more companies look for well-designed and efficient office spaces to locate in.”
Asian Century Center has also secured an accreditation from the Philippine Economic Zone Authority (Peza) as it met its strict requirements of 100-percent power backup, provision for high-speed internet and infrastructure and a building management system.
Asian Century Center is seen to contribute significantly to CPG’s growth as it adds to the real estate company’s commercial and office leasing portfolio. In addition, the completion of its other office projects by 2020 will take its current completed gross floor area of about 133,000 sqm to about 300,000 sqm. Aside from Asian Century Center, the 58,618-sqm Century Diamond Tower is slated to open this year.
